Water Heater Repair & Replacement in Silver Spring, MD
Repair or replace?
- Repair: no hot water on an electric unit (element or thermostat), a gas unit that won't stay lit (thermocouple or flame sensor), or a dripping relief valve.
- Replace: rust-colored hot water, rumbling from sediment on an old tank, or water seeping from the bottom of the tank.
Gas, electric or tankless
Many Silver Spring homes have Washington Gas service and gas tank heaters. Condos and some newer homes are all-electric. Tankless units save space but may need a bigger gas line and new venting. Heat-pump water heaters may qualify for utility rebates (check Pepco's or Washington Gas's current programs).
Permits and code
Ask the plumber to confirm they will pull the permit and schedule the inspection. Ask for the permit copy for your records. It helps when you sell the house.
Frequently asked questions
How long does a water heater replacement take?
A like-for-like tank swap is often done the same day. Switching to tankless or moving the unit takes longer.
Why is my water heater leaking from the top?
Usually a loose inlet or outlet fitting, or the relief valve. Both are often repairable. A leak from the bottom of the tank usually means the tank has failed.
